If you inherited property in Łódź and live abroad, the sale itself is rarely the hard part. Getting the paperwork in order, from wherever you are, usually is. We buy the property directly for cash and walk you through the two things that trip up most overseas heirs: confirming you legally own it, and signing a Polish notarial deed without setting foot in the country.

Do you need a succession certificate before you can sell?

Yes. Ownership has to pass from the deceased to the heirs on paper before anyone can sell anything. In Poland that happens one of two ways: a court issues a succession order (postanowienie o stwierdzeniu nabycia spadku), or a notary draws up a deed of succession (akt poświadczenia dziedziczenia) if all heirs agree and are available to sign it. Close family can usually claim full exemption from Polish inheritance tax by filing form SD-Z2 within 6 months of that confirmation. Do you have to travel to Łódź to sign anything?

No. You grant a power of attorney at a notary public where you live, or at a Polish consulate, authorizing someone to sign the sale on your behalf.
